Hillsboro Inlet: the exit is inside the ZIP
Most Broward waterfront owners describe their route to the sea by the drawbridges they wait for. Here the inlet is part of the neighbourhood. The Hillsboro Inlet Lighthouse, built in 1907, marks its north side, and the A1A bascule sits about a third of a mile in from the mouth.
That bridge has 13 ft of clearance when closed. Between 7 a.m. and 6 p.m. it lifts on the hour, quarter past, half past and quarter to; outside those hours it lifts when you call. A power cable at 64 ft is the true ceiling for a mast or a tall tower.
The inlet is short but not gentle. NOAA reports flood currents of 5 to 6 knots past the bridge, submerged jetties at the entrance and reefs on both sides. It is a working inlet for party fishing boats running out to the Gulf Stream, and a buyer with a large boat will ask how you time it.
North or south of the lighthouse changes the bridge count
On Hillsboro Mile, north of the inlet, a boat heads south down the Intracoastal and turns straight out. No drawbridge on the waterway comes first.
South of the inlet the count rises. Country Club Isles and Harbor Village sit near the NE 14th Street bascule; Pompano Isles and Santa Barbara Shores are further down, past Atlantic Boulevard, close to Lake Santa Barbara. From there a boat clears Atlantic Boulevard and NE 14th Street, both 15 ft closed, then the inlet bridge. That is about three miles.
NE 14th Street opens on the quarter and three-quarter hour; Atlantic Boulevard on the hour and half hour. Heading south instead means roughly nine miles from Lake Santa Barbara to Port Everglades and five more bascules, Commercial Boulevard through SE 17th Street, so few owners here bother.

Three town halls, three seawall conversations
Your lot answers to whichever of the three governments it sits in. Pompano Beach writes its own number into chapter 151 of its code: a tidal flood barrier must reach 5 ft NAVD88 and may not go above 5 ft 10 in. The county article that sits beneath it lets an application filed before 2035 build to 4 ft, provided the wall can later take 5 ft.
Hillsboro Beach lots usually have two waterfronts. The Intracoastal side falls under the county seawall article. The ocean side mostly does not, because the article excludes beaches seaward of the Coastal Construction Control Line, where state coastal rules govern instead.

Florida Realtors counted 131 single-family sales in 33062 during 2025, at a median of $1,140,000. The average was $2,070,108, nearly double the median, which is what a handful of ocean-to-Intracoastal estates on Hillsboro Mile do to a small sample.
