Federal Highway: the one bridge that does not open
Every tidal canal in 33060 drains east to the Cypress Creek Canal and passes under Federal Highway before it meets Lake Santa Barbara. That bridge is fixed. A Pompano broker puts its clearance at 12 ft; NOAA's Coast Pilot, which lists the Intracoastal spans, does not cover it, so take a tape to it at high tide before you rely on the figure.
Twelve feet is enough for many centre consoles with a T-top. It is not enough for a flybridge yacht or a tall sportfishing tower, and those owners are the buyers who pay most for Pompano water east of the highway.
Our buy box asks for no low fixed bridge between the dock and the inlet. A lot behind this one does not fail; it gets a price that reflects the boats a buyer can actually keep there. Tell us what you keep behind yours.
Salt water or storm water: check which side of G57 you are on
Not every canal in this ZIP reaches the sea. The Pompano Canal runs about 2.5 miles east from a gated culvert at the C-14 to the G57 control structure near NE 18th Avenue. G57 exists to keep salt water out, and it opens only to let stormwater run to tide.
A lot on the Pompano Canal west of G57 therefore sits on fresh, controlled water with no boat route out. East of G57 the water is tidal and rejoins the C-14. The same logic applies further south, where the S-37A structure at Dixie Highway marks the upstream end of the tidal Cypress Creek Canal.
If you are not sure which side you are on, send the address. It takes us a few minutes to check.
Lake Santa Barbara, then three bascules north
Once past Federal Highway you are in Lake Santa Barbara, on the west side of the Intracoastal at mile 1056.8, where there are marinas and boatyards. From there the usual run is north: the Atlantic Boulevard bascule, which opens on the hour and half hour, then NE 14th Street on the quarter and three-quarter hour, then the A1A bascule over Hillsboro Inlet.
All three are 13 to 15 ft when closed, and all three open. None of them adds a height limit the Federal Highway bridge has not already imposed.
Pompano's rule when you only touch the dock
Pompano Beach's chapter 151 reaches further than most seawall rules. A job on a dock, piles or a boat lift that costs more than half of a new tidal barrier along the whole shoreline counts as substantial repair, and then the wall must come up to 5 ft NAVD88 along the full frontage. If your wall is below 5 ft, the contractor has to submit a cost analysis that includes raising it.
A cited owner gets 60 days to show progress and 365 days to finish. If a citation is what has you thinking about selling, mention it and the date when you send the address.
