  • Taxes on dirt

    A lot nobody lives on gets no homestead exemption. The tax bill lands every November and the lot earns nothing back.

  • Inherited, and split

    Three heirs, two states, one lot nobody visits. We buy from estates and families, and we are used to probate timelines.

  • Citations and liens

    Overgrowth notices, unsafe-structure cases, open permits. Recorded liens are paid off at closing, and we price the cleanup in once.

  • Seawalls and flood rules

    A seawall that needs enough work to trigger the raise-it-to-code rule, or a house below base flood elevation, costs more to fix than it returns. For us it is part of the rebuild.

  • You live somewhere else

    Sign remotely and close through a Florida title company. You never need to meet us in person, and the title company verifies your identity before anything is signed.

Most buyers will not tell you how they price a lot. Here is what moves our number, in roughly the order it matters.

  1. The street and the block

    What new houses on your block sell for is the ceiling on what we can build and sell, so it sets the ceiling on what we can pay.

  2. What you can build

    Zoning, setbacks, height and lot coverage. Two lots with the same square footage can take very different houses.

  3. The route to the ocean

    Linear feet of frontage, depth at low tide, canal width for turning, and whether a fixed bridge sits between the dock and the inlet. That last one alone can split two identical lots.

  4. Flood zone and elevation

    AE or VE, and how much fill the new floor needs. It is a cost line, and we would rather find it now than in diligence.

  5. What is standing on it

    Close to nothing. If there is a house it is coming down, so its roof and its kitchen do not move our number either way.

Neighbours, agents, dock builders and captains usually hear a waterfront lot is coming free long before it is listed. Point us at one. If you hold a Florida real estate licence and we buy it, we pay you a referral fee through your broker, agreed in writing before we approach anyone and paid at closing.

  • Not licensed? Send it anyway. Florida law does not let us pay you for it, but we still want to know.
  • We never use your name with the owner unless you say we can.

My lot is not on the water. Will you still look at it?

Yes. Send us the address and we will get back to you. We hunt for waterfront, but some dry lots still make sense, and a quick answer either way costs you nothing.

What counts as ocean access for a big boat?

A navigable route from your dock to open water with enough depth at low tide and no low fixed bridge in the way. Deep canals that run straight to the bay or an inlet are the best case. A fixed bridge does not rule a lot out, but it changes the number, so tell us about it.

Can I sell land with a house still on it?

Yes. We are buying the land, so the house does not change our number. Vacant, tired, cited, or one an insurer walked away from: it is coming down either way. You do not need to empty it before you call.

How fast can you close?

As little as two to three weeks when the title is clean, or later if you need time. Probate, several heirs or a seller abroad take longer. You pick the date, we close through a Florida title company, and the written offer says exactly who pays which closing cost.

How do you decide what to offer?

The block and what new houses there sell for, what zoning lets us build, any water frontage, and the flood zone. We send the number with the working in writing, so you can check it against anyone else's.

Is a cash offer lower than listing it?

Usually, yes, against a hopeful asking price. What you get back is no commission, no repairs, no showings and no deal falling through when a buyer's lender says no. Get a listing opinion too, and compare them.

Can I sell inherited land that is still in probate?

Yes. We can sign now and close once the estate can sell: after the court gives the personal representative authority or, for a family home, once every heir can sign. We are used to waiting on the court and working with heirs in several states.

There are liens or code violations on the lot. Is that a problem?

Usually not. Recorded liens and fines are paid off at closing from the sale, and cities often reduce them first. An open code case comes with the lot: Florida law has you tell us about it in writing, and we take over the fix. Either way, we price it in once.

Do I need a survey or an elevation certificate?

No. We order what we need, at our cost. If you have one, send it along and it may speed things up.

I live out of state. Can I still sell?

Yes. Most of it happens by phone and email, and you can sign with a notary where you live or online. The title company verifies your identity first, because empty lots are the favourite target of seller-impersonation fraud. You never need to fly in.

Are you an agent or the actual buyer?

The actual buyer. ArtStayz is the name on the contract and the source of the funds. We are not listing your land and we are not collecting your details to resell.

Do you pay referral fees?

To Florida real estate licensees, yes: a fee agreed in writing before we approach the owner, paid through your broker at closing. Florida law does not allow us to pay people without a licence for referrals.
