Two inlets, and Commercial Boulevard in between
Most Fort Lauderdale waterfront has one sensible way out. This ZIP sits far enough north that Hillsboro Inlet competes with Port Everglades, and the Commercial Boulevard drawbridge at Mile 1059.0 decides which is nearer.
South of that bridge, around the Galt, Bermuda Riviera and the Rio canals of Coral Ridge Country Club Estates, the run to Port Everglades passes Oakland Park, Sunrise, Las Olas and 17th Street, about 6 to 7 miles. Going north instead means Commercial, Atlantic and Northeast 14th Street, then the inlet bridge, about 5 to 6.5 miles.
North of Commercial: the Landings, Bay Colony and Port Royale
The Landings, Bay Colony, Port Royale and Montego Bay lie above the Commercial Boulevard bridge. From here the north route is clearly shorter: roughly 4 to 5 miles to Hillsboro Inlet under Atlantic, Northeast 14th Street and the inlet bridge.
Heading south, the same docks pass five drawbridges and cover 8 to 9 miles to reach Port Everglades. Boats that fit under 15 feet slip through the northern bascules without waiting; taller ones wait at each.

Hillsboro Inlet's 13-foot bascule and its current
The inlet is shorter, not easier. Coast Pilot 4 gives the State Road A1A bascule over it 13 feet of clearance, reports flood currents of 5 to 6 knots past the bridge, and warns that the jetties are submerged at the entrance. In 1990 it recorded shoaling to about 1 foot between the entrance lights.
Port Everglades is a deep-water commercial harbour with a federally maintained channel. A buyer with a large yacht may take the long way south for that reason alone. We look at both routes for your dock and price the one a real buyer would use.
Lauderdale-by-the-Sea, Sea Ranch Lakes and Oakland Park
The post office writes Fort Lauderdale on every address, but about 18% of the land in 33308 sits in three other municipalities. Lauderdale-by-the-Sea and the small village of Sea Ranch Lakes are on the barrier island, and Oakland Park holds a small area too.
Each has its own permit office and code. Fort Lauderdale's seawall section does not reach them. Broward County's own article uses the same 5.0-foot NAVD88 height and counts a dock or lift costing more than half the price of a wall along your shoreline as substantial work, so ask the town which rule it applies before you price a repair.
242 sales at a $1.2 million median
In 2025, 242 single-family homes closed in 33308, 6.6% more than in 2024, at a median of $1,200,000. Just under half, 116, were cash purchases. Sellers received 90.2% of their original list price, and the median home took 92 days to reach a contract.
That count takes in every single-family house in the ZIP, dry streets and golf-course homes as well as canal frontage. For a lot on open water, the route north or south and the state of the wall weigh more than the median.
