Fort Lauderdale: the Rio canals of northern Coral Ridge and Coral Shores

33306 is a small ZIP of about two square kilometres wrapped around northern Coral Ridge, and its big-boat frontage is on seven short canals, all named Rio, running west off the Intracoastal. Five of them join the waterway south of Oakland Park Boulevard and reach Port Everglades, some 5 to 6 miles away, under three drawbridges; Rio Naomi and Rio Terese join it just north of the boulevard and add the Oakland Park bascule. Coral Shores, on the North Fork of the Middle River at the ZIP's western edge, is behind fixed bridges.

Seven Rio canals and the Oakland Park line

The canals in 33306 are short and straight, each running a few hundred metres west from the Intracoastal between Bayview Drive and the waterway. Which side of Oakland Park Boulevard yours is on decides how many drawbridges you wait for.

Rio Julia, Kinney, Lenora, Lorena and Weilding meet the Intracoastal below the Oakland Park bridge. Their route south passes Sunrise, Las Olas and 17th Street, all bascules. Rio Naomi and Rio Terese meet it just above, so they add the Oakland Park bascule, 22 feet at the centre when closed, which opens on the quarter-hour and three-quarter hour. Nothing on either route is fixed.

  • South of Oakland Park Boulevard: three drawbridges, about 5.5 miles to the port
  • North of it: four drawbridges, about 6 miles

Coral Shores and the North Fork

At the western edge of the ZIP, Coral Shores sits by the North Fork of the Middle River, just west of US 1. Water here reaches the Intracoastal the long way: under US 1, where the river forks, on a fixed span with 8 feet of clearance, and then under the fixed Sunrise Boulevard bridge, with 10.

Further up the North Fork, Coast Pilot 4 lists a fixed span with only 4½ feet, about 2.2 miles above the river mouth. Depending on where your dock is, that may be behind you or in your way. Either way these are small-boat lots, and we price them as such.

Four feet now, five by 2050

Fort Lauderdale's seawall height is 5.0 feet NAVD88. Until the end of 2034 there is a softer path: a permit application made before 1 January 2035 may build to 4.0 feet, as long as the wall is designed so it can be raised to 5.0 feet by 1 January 2050.

For an older Coral Ridge wall that is a real saving if the work starts soon. A seller who is not going to be the one to raise it does not have to plan around either date. We look at the wall's height and age and fold the work into one number.

A thin year: 53 sales in 2025

Only 53 single-family homes closed in 33306 in 2025, 19.7% fewer than in 2024, at a median of $1,125,000. The median time to contract more than doubled, to 104 days, and new listings fell by about a quarter, to 80.

A sample that small moves a lot from year to year, and it mixes canal houses with golf-course and dry lots. Treat it as background, not as a price for your lot.

My lot is on Rio Naomi. How is that different from Rio Weilding?

Rio Naomi joins the Intracoastal just north of Oakland Park Boulevard, so a boat heading south waits for the Oakland Park drawbridge as well as the three below it. Rio Weilding joins south of the boulevard and skips that one bridge.

Is any Rio canal behind a fixed bridge?

No. All seven open onto the Intracoastal, and every bridge between them and Port Everglades is a bascule. The fixed bridges in this ZIP are on the Middle River side, west of US 1.

Could my 33306 lot be in Oakland Park or Wilton Manors rather than Fort Lauderdale?

A small part of the ZIP is, on its western side. Check the city named on your tax bill. The Rio canals and Coral Shores are in Fort Lauderdale.

What flood zone should I expect in 33306?

AE, with a base flood elevation of 6 or 7 feet NAVD88, or X on higher ground. There is no VE zone here because the ZIP does not reach the ocean.
