Lighthouse Point to the sea without an Intracoastal drawbridge
Lighthouse Point lies between two Intracoastal bascules and needs neither. Hillsboro Boulevard is behind you to the north at mile 1050.0; NE 14th Street is at mile 1055.0, past the inlet. A boat leaving a Lighthouse Point canal turns south down the Intracoastal, where this stretch is also called the Hillsboro River, and meets Hillsboro Inlet at mile 1053.9.
The only span on that run is the A1A bascule over the inlet. It is 13 ft closed, lifts every quarter hour in the daytime and on request at night, and has a power cable at 64 ft above it. After that, NOAA describes the inlet as a base for boats heading to the Gulf Stream, with currents of 5 to 6 knots on the flood.
Look along your own canal, too. If a street bridge crosses it between your seawall and the Intracoastal, tell us its height; a low span changes the number, it does not end the conversation.
Chapter 33: the rules your buyer builds to
Lighthouse Point re-enacted its land development code in 2024, and chapter 33 now carries the waterfront rules. Section 33-18 sets a minimum seawall cap of 4.0 ft NAVD88, and anything new or substantially rehabilitated must be designed to carry a 5.0 ft cap. A wall below 3 ft 8 in may stay as it is until half or more of it is repaired or someone builds a new house on the lot.
That last trigger is the one that matters for land. Whoever tears down and rebuilds on your lot will raise the wall. We count that cost when we price a teardown, so you can sell with the wall you have.
Other limits shape what a buyer can moor. On a canal under 100 ft wide a dock can reach 8 ft into the water, 10 ft on a wider one. Lifts sit 25 ft off the side lot line. Nobody may dig a slip into a residential lot, so the frontage you have is the frontage there will be.
- Cap: 4.0 ft NAVD88 minimum, designed for 5.0 ft
- Rebuild trigger: 50% of the wall, or a new principal building
- Dock reach: 8 ft (canal under 100 ft) or 10 ft (100 ft and wider)
- No excavated boat slips on residential land
Intracoastal lots and the Easterly Building Construction Line
Lots on the Intracoastal itself have one more rule. Lighthouse Point draws an Easterly Building Construction Line on the west edge of the federal waterway right-of-way, treats the platted lot and the land east of it as one lot, and measures the rear setback for the house from that line.
Nothing but city- and Corps-permitted docks and pilings may go east of the mean high water line. If you own a lot facing the open Intracoastal, the survey showing that line is worth sending with the address.
A $470,000 median that is mostly dry land
Florida Realtors counted 430 single-family sales in 33064 in 2025, with a median of $470,000. That figure is set by the inland neighbourhoods of north Pompano Beach and the Deerfield Beach slice, which make up about three quarters of the ZIP's area and sit mostly away from the water.
The average, $940,168, is double the median. The gap is the canal frontage in Lighthouse Point pulling the top end up. Treat the median as ZIP-wide context and nothing more.
