Four town halls behind a North Miami Beach address
Your deed may say North Miami Beach, because that is the post office's name for 33160. Whether the city runs your lot is another matter. Golden Beach and Sunny Isles Beach, on the barrier island, are separate municipalities, and so is Aventura, whose Williams Island and Island Estates carry 33160 addresses. The mainland blocks around Maule Lake, Eastern Shores among them, are in North Miami Beach.
It matters for a sale because the building department, the zoning code and the seawall rule all follow the town, not the ZIP. Golden Beach has its own wall height, and North Miami Beach its own wording for Eastern Shores. Every one of them still sends dock and seawall work through Miami-Dade's Class I permit.
Out of Maule Lake and through the Sunny Isles bascule
An Eastern Shores canal drains into Maule Lake or straight into the Intracoastal. The lake's marked entrance leaves the waterway at the south-west corner of Dumfoundling Bay, Mile 1077.3, and the channel into Haulover turns off at Mile 1079.5. So a boat from the western canals covers roughly two and a half miles of waterway, most of it slow-speed, before the inlet.
Two structures stand on that run. The NE 163rd Street drawbridge gives 30 feet when shut and keeps to a quarter-hour timetable through the working day, and the fixed A1A span over the inlet gives 32 feet. A sportfisherman with a modest tower gets under both; a bigger one waits for the bascule and then meets the fixed span anyway. That limit prices a lot. It does not rule it out.
Golden Beach lots, and a wall at 4.425 feet
Golden Beach is a strip of houses between the ocean and the Intracoastal, with no towers and no shops. The bay-side lots sit north of the NE 192nd Street bridge, a 65-foot fixed span, so the run south to Haulover is four miles or so. Going north instead means the Hallandale Beach Boulevard drawbridge, 26 feet shut, on the way to Port Everglades.
The town writes a precise number into its code: every new or replacement seawall is built to 4.425 feet NAVD88, and a lot on the Intracoastal must have one. Ocean frontage is exempt from that rule. The flood map is uneven here too: FEMA reads 461 Ocean Boulevard as zone X, while 300 Golden Beach Drive is AE with a base flood elevation of 6 feet. Thirty-four sales and more than two years of supply
Miami Realtors counted 34 single-family sales in 33160 in 2025, down from about 59 the year before, at a median of $3,925,000. Sixty-eight per cent of them closed in cash. The median home took 136 days to sell and fetched 87.5% of its original asking price.
At the year's end there were 75 houses listed, which is 26.5 months of supply at that pace. Those figures cover every house in the ZIP, including Golden Shores streets well back from the water. They do tell you that a listed house here can sit for a long time, which is the case for a direct sale with a date on it.
