Golden Isles below the boulevard, Three Islands above it
Hallandale Beach Boulevard crosses the Intracoastal on a drawbridge at Mile 1074.0, 26 feet above mean high water when down, and it divides the city's canal frontage in two. On the Property Appraiser's map the Golden Isles sections lie south of the boulevard and the Hallandale sections of Three Islands lie north of it.
For a Three Islands owner heading to Port Everglades, the boulevard bridge never comes into it. A Golden Isles owner going the same way passes it first, opening at quarter past and quarter to, and then meets the Hollywood Boulevard, Sheridan Street and Dania Beach Boulevard drawbridges.
Bakers Haulover or Port Everglades: a trade-off in feet
At this end of Broward the nearer inlet is in Miami-Dade. The channel to Bakers Haulover leaves the Intracoastal at Mile 1079.5, about 5.5 miles south of the boulevard bridge, against 7.7 miles north to Port Everglades.
The shorter trip has two fixed bridges on it: NE 192nd Street at 65 feet and the A1A span over the inlet at 32 feet, with the Sunny Isles bascule at 30 feet in between. Coast Pilot also reports currents of up to 2.9 knots on the flood in the inlet. A boat that fits under 32 feet can take either route; a taller one always goes north.
Rip-rap at the wall and the whole shoreline at once
Hallandale Beach adopted the regional seawall height in section 8-90 of its code in November 2020, and it added two requirements worth knowing before you plan any work. If a repair crosses the substantial threshold, the new barrier has to run along the property's entire shoreline, not just the failed stretch. And every tidal flood barrier has to be built with natural limerock rip-rap, or another approved habitat feature, along its water face.
The code also allows barriers that rise automatically ahead of high tides, as long as they need no daily human help. None of this is a reason to hold off selling. We buy with the wall as it is and carry the work ourselves.
Why the 33009 average is double the median
Miami Realtors counted 81 single-family closings in 33009 in 2025. The median was $485,000, down 3%, while the average jumped 13.9% to $984,899. A gap that wide means a few very expensive sales sitting on top of a larger number of modest ones.
The median home took 70 days to go under contract, and the ZIP had 9.8 months of supply in the report. Neither figure tells you what a Golden Isles lot is worth. Its frontage, its side of the boulevard and the state of its wall do.
