Old Cutler Road splits the ZIP in two
Inland 33156 is mostly Pinecrest, with the upper Snapper Creek running through it but no bay shoreline. Its eastern neighbour is Coral Gables, and on the far side of Old Cutler Road the land runs down to Biscayne Bay through Gables Estates, Journey's End, Gables by the Sea and the parkland of Matheson Hammock.
Only that eastern side fits what we buy. Snapper Creek crosses Pinecrest above the S-22 salinity structure on SW 57th Avenue, a gate that holds fresh water back from the bay, so a boat on it cannot get out. If you own a canal or lake lot in Pinecrest, it is a dry-lot conversation for us, and we will say so up front.
Two shallow doors to the bay: Matheson Hammock and Snapper Creek
The south Gables shore reaches the bay through short, fairly shallow entrances. The Coast Pilot reports 4 feet in the north channel at Matheson Hammock and 5.5 feet in the lit southern one, and 5 feet at the mouth of Snapper Creek. Those are old reported figures, and local depths shift, but they tell you the draft that sets the limit here.
Snapper Creek adds a height limit too. A mile in from the bay a fixed highway bridge clears 11 feet above mean high water, and the canal ends at a salinity structure a little further up. A lot below that bridge and one above it are different propositions for a large boat, and our price reflects which side yours is on.
Seventy-five feet of clear water: Gables Estates dock rules
Coral Gables governs the waterfront here, and its zoning code keeps canals open. A dock can reach only 5 feet beyond the bank, and at least 75 feet of open navigable water has to remain, so on a narrow canal the boat lies along the seawall. When a wall is being reinforced, the City Attorney has said the 5 feet is measured from the new face.
Seawalls also answer to the county, whose 2022 flood criteria set a 6-foot NAVD88 minimum for the top of the wall. Many south Gables walls predate that. On a lot we buy, raising the wall is part of the rebuild and comes off our side of the ledger, not yours.
What a $1.1 billion year says about 33156
Single-family sales across 33156 came to about $1.1 billion in 2025: 273 homes at a median of $2,600,000, and 173 of them bought with cash. The median slipped 4.6% on the year and homes took a median 79 days to go under contract, slower than neighbouring 33133 or 33143.
Those figures blend Pinecrest family houses with bayfront estates, so treat them as a backdrop. A bay-access lot in Gables Estates is priced from its frontage, its canal and its route out, not from the ZIP median.
