Rickenbacker or Cape Florida: the Grove's two exits
Most canal owners in Miami-Dade have one way to the sea. A Grove lot has two. Head north and you pass under the Rickenbacker Causeway's high fixed span, 76 feet above mean high water, then run up past the port to Government Cut. Head south-east and you cross the bay to Biscayne Channel off Cape Florida, where nothing crosses overhead at all.
Which one a buyer cares about depends on the boat. A sportfisher with a tuna tower clears the Rickenbacker easily. A sailboat with a tall mast may prefer the channel south of Cape Florida, but that channel has shoaled and the Coast Pilot tells deep-draft skippers to go slowly. Either way there is no drawbridge schedule to plan around.
Depth close to shore is the Grove's real constraint
Height is rarely the problem off Coconut Grove. Depth is. The bay shoals gently along this shore, and the private channels south of Dinner Key are shallow: Four-Way reported 4 feet on its centreline, Entrada 3½ feet. Dinner Key's own channel reported 7 feet.
So when we look at a Grove bayfront lot we ask what water sits at the end of the dock at low tide, and whether a longer dock or a dredging permit would be needed to float a large boat. That is a cost line in our number, and we tell you what we assumed.
Six feet NAVD88 under two sets of rules
A Grove lot answers to the City of Miami and to Miami-Dade County at once. The city amended Section 54-46 in 2020 so that new or rebuilt seawalls outside the Miami River finish at 6 feet NAVD88 or higher, and the county's 2022 Flood Criteria set the same 6-foot floor. Plenty of older Grove walls sit well below that.
The flood map adds a second cost. The open-bay edge of the south Grove is VE, the wave-action zone, where a new house goes on piles or columns with a breakaway ground floor. A few hundred feet inland the same street can be AE or even X. We price the zone your lot is actually in, not the worst one on the block.
Sunrise Place: Coral Gables rules, a Grove ZIP
The streets around Sunrise Place and Sunrise Drive, just north of the mouth of the Coral Gables Waterway, carry the 33133 ZIP but are inside Coral Gables. Permits, zoning and dock rules there come from Coral Gables, not Miami, and Coral Gables limits how far a dock may reach into a canal.
These lots sit on the lower waterway, close to where it opens into the bay. Further inland the waterway runs under road bridges all the way up to US 1, so on any Coral Gables Waterway lot the first question is which bridges, if any, lie between your seawall and the mouth. Reading the 2025 Grove numbers
In 2025, 187 single-family homes sold across 33133 at a median of $2,335,000, and 118 of those buyers paid cash. That median mixes West Grove bungalows with bayfront estates, so it says little about a waterfront lot on its own.
What it does show is a quick market: half the homes went under contract within 47 days. A buyer paying cash for a teardown on the bay does not need that speed, but you might, and it is one reason owners call us instead of listing.
