Fisher Island: no bridge at all
Across the bay, owners worry about drawbridge schedules and fixed spans. Here the question does not come up. The island's north shore is Government Cut itself, there is no road link of any kind, and nothing crosses the water above a boat between any dock on it and the sea.
What you do share the water with is the Port of Miami. Cruise ships and container vessels use the same cut, pilots board inside a one-mile precautionary area around the sea buoy, and the Coast Pilot warns of cross-channel currents inside the jetties and awkward current gradients in the turning basin north of the island. None of that stops a private yacht. It is simply the traffic you live next to.
Building where every truck is a barge
The Coast Pilot's description of the port puts it plainly: the island is reached only by water, by shuttle barge. Piles, block, roof tiles and the crew all cross that way, and so does the demolition debris from a house that is coming down.
That is a real cost on a rebuild, and any buyer who intends to build prices it. We would rather say so than pretend a Fisher Island site costs the same to develop as one on Di Lido.
County code, not city code
Because Fisher Island is unincorporated, the permits, the flood rules and the seawall standard all come from Miami-Dade County. There is no city building department and no city seawall ordinance to layer on top.
Two county rules matter most for a waterfront site. Any work in, on or over tidal water needs a DERM Class I permit. And the county's Flood Criteria set a 6.0-foot NAVD88 minimum for the top of a seawall, higher than the 5.7 feet Miami Beach applies across Government Cut.
Three house sales in a year
In 2025 only three single-family houses closed on the island, every one of them for cash, at a median of $7.5 million. With a sample that small the median tells you little. One site on Valencia Drive with more than 340 feet of frontage traded for $42.5 million in May 2025, which shows how far apart two Fisher Island prices can be.
